 KPartners Acquires Management Agreement for Quality Inn & Suites Denver Stapleton

 Denver, CO (July 10, 2017) –The Quality Inn & Suites Denver Stapleton, located at 3737 Quebec St., Denver, Colorado, is now under new management.

Stapleton Hospitality has hired K Partners Hotel Management to manage all aspects of the hotel’s operations. The Quality Inn & Suites Denver Stapleton is a select service hotel and part of the Choice Hotels family. The 139-room pet friendly hotel features a newly remodeled grand lobby along with an array of amenities including a complimentary hot breakfast, fitness center, and free Wi-Fi and parking.

The hotel is conveniently located just minutes from downtown Denver and the Central Park Light Rail Station.

KPartners Hotel Management Hired to Manage Baymont Inn & Suites Colorado Springs

San Antonio, TX (May 3, 2017) – Hospitality veteran K Partners Hotel Management has been named as the new management company for Baymont Inn & Suites Colorado Springs, Colorado. Owned by Lotus Hospitality, the facility is currently under renovations with completion expected at the end of 2017.

Advanced Hospitality Group LLC  To Break Ground on New Comfort Suites Hotel

Aurora, CO (August 22, 2016) – Advanced Hospitality Group LLC will host a ground breaking ceremony at the site of the new Fitzsimons Comfort Suites Hotel to be built at 14571 East Colfax Avenue. The groundbreaking will take place at 9 a.m. on Friday, August 26.

Hospitality veteran KPartners Hotel Management will oversee management of the 90 suites hotel, which is located ¼ mile from Fitzsimons Medical Center and the new VA Hospital. The hotel is also near the University of Colorado’s Anschutz Medical Campus. All suites feature spacious layouts and include flat-screen TVs, refrigerators and microwaves, along with complimentary breakfast and WiFi. The smoke-free hotel also features a swimming pool, meeting space, and free shuttle service to and from the airport and Fitzsimons Hospital.

Advanced Hospitality Group, LLC has bought and sold more than $100 million in commercial assets in Colorado over the past 15 years. The investment group plans to invest an additional $100 million in Colorado in the next 5 years.

Quality Inn & Suites – Steamboat  Announces New Ownership and Management

Steamboat Springs, CO (August 15, 2016) –The Quality Inn & Suites – Steamboat, located at 1055 Walton Creek Rd., Steamboat Springs, Colorado, is now under new ownership and management.

The 53-room hotel was recently acquired by Advanced Hospitality Group, LLC, a Colorado-based investment group that has made a significant investment in Colorado commercial assets over the past 15 years.

Holiday Inn Bourdeaux & Conference Center Under New Ownership and Management

Fayetteville, NC (July 28, 2015)

The Holiday Inn Bourdeaux & Conference Center on Owen Drive in Fayetteville is now under new ownership and management. The property was recently acquired by an affiliate of Summit Investment Management LLC of Denver, Colorado. Hospitality veteran K Partners Hotel Management has taken over management of the property and plans extensive changes in the coming months. The property will undergo major interior and exterior renovations and upgrades and, effective July 31, 2015, will become two separate Wyndham Family hotels: Ramada Plaza, a full-service hotel which will have 195 rooms and include the property’s 32,000 sq. ft. conference center, and Baymont Inn & Suites, a select service hotel with 100 rooms.
Shawn Kvernen, Vice President of Hotel Operations for K Partners, said the extensive renovations will include a shared front desk for both properties. The guestrooms, lobby, restaurant and lounge will be updated. K Partners Plots Expansion Strategy

Following the sale of the majority of its owned portfolio, K Partners Hotel Management has emerged with a new focus on growing its third-party management business as well as its national footprint. Developer Walt Myers founded the company in 1996 to manage his growing portfolio of IHG-branded hotels. Myers passed away in 2011 and, this past December, his widow closed on the sale of 20 hotels from K Partners to a hospitality REIT for $230 million. The company retained four properties and recently added two Holiday Inn Express hotels in Beeville and Hutto, TX, through third-party management contracts. Debbie Goeken, president and CEO, K Partners Hotel Management, detailed the shift in strategy. “Our focus going forward is definitely third-party management. With our ownership background—all the way from construction through development—we have a lot to bring to the table. With the current
[industry] growth trends, we feel like this is the perfect time for K to excel in third-party management,” she said, noting the company has retained ownership in two of its properties.
At press time, Goeken said K Partners was expected to add a seventh hotel in Albuquerque, NM, that was being reflagged. The company’s portfolio also includes a Holiday Inn Express in Granbury, TX; a Hampton Inn and SpringHill Suites in Ridgecrest, CA; and a Hampton Inn in Denver. Goeken elaborated on the Holiday Inn Express & Suites in Hutto, which underwent a change in ownership. Built in 2008, the 60-room hotel is located along the State Highway 130 travel corridor just northeast of the Austin/Roundrock area. “We are extremely excited to have this quality hotel join our family of managed hotels,” said Goeken in a statement. “We feel this property is ideally located in this growing travel corridor, and we’re very optimistic about its future performance.” The CEO expects the addition of properties to continue throughout 2015. “We hope to have no less than 12 hotels by the end of the year, then we’ll grow from there,” she said. Goeken maintained that K Partners is leveraging its management experience. “We have a lot of people who are first-time owners approaching us, and they’re a little lost in that area. They are diversifying their investments, and we’re helping them by bringing our knowledge to the table,” she said. Goeken added that the company offers a variety of management agreements. “We’re working with owners and keeping ourselves open so we can customize management agreements to their needs,” she said. Meanwhile, Mary Hill, SVP, sales and marketing, K Partners, touted the company’s approach to third-party operating. “We are focused on maintaining our management style with our hands and feet on the ground. We manage with an ownership philosophy in mind. We get in and we feel like we own the properties. That’s how we grew up. That sets us apart from some of the major management companies that have so many properties,” she said. Goeken acknowledged that the company will continue to seek development opportunities, particularly as it looks to establish a national footprint. She added that the divestiture of the 20 hotels has the firm positioned for additional opportunities.
“Some of the cash is here and available, and that’s why we’re looking at possibly developing on those sites that we currently own,” she said. Goeken said the company is currently considering a hotel on the East Coast, as well as a development opportunity in Seattle. Closer to home and its headquarters here, she noted the company has looked at a site in San Antonio and has property in nearby Rocksprings. She also noted the company still has land in California and Oklahoma on which a hotel could be developed. “We still have ownership in several sites, and we’re doing feasibility studies on those sites. If it proves to be a good market, we’re going to develop there, and we will manage those hotels,” said Goeken.

Hampton, SpringHill join Global Soap project

In the last two months, Hampton Inn & Suites and SpringHill Suites have packed up 150 pounds of used soap and sent it to a warehouse in Las Vegas.

This is where the company Global Soap Project attempts to reclaim the estimated 2.6 million bars of soap that are discarded daily by hotels in the U.S., according to GSP. Ridgecrest Hampton’s Assistant General Manager Diane Ruggiero, who has helped spearhead local involvement with the charitable organization, urges others to help.

“I realize that I am a very fortunate person, and as a company in Ridgecrest, the Hampton is fortunate as well. Why should we throw away something that, when recycled properly, can save lives?” said Ruggiero. “I believe that every hotel, not only in Ridgecrest, but worldwide, should participate in this life-saving program.”

Ruggiero is no stranger to altruism. She is also co-founder and vice president of Ridgecrest Autism Awareness, an organization that provides support and education to families with special-needs children and the community

According to GSP’s website (globalsoap.org), more than 1.7 million deaths from hygiene-related illnesses occur annually, and hand-washing with soap is the single most effective way to combat these deaths – even more so than vaccines, medication and clean water initiatives.

Hilton Worldwide has partnered with GSP, and our local Hampton and SpringHill businesses took the initiative to contribute, according to Ruggiero.

A press release from the hotels states that in 45 days, 150 pounds of soap were reclaimed.

“At this rate, the combined hotels will recycle 1,200 pounds of soap on an annual basis,” said General Manager Daniel Spurgeon. “Not only does it feel great to potentially affect hygiene around the world, but we reduce that much solid waste to the local landfill.”

In light of the recent Ebola outbreak, GSP has stressed the importance of its mission. According the World Health Organization, the Ebola epidemic in Sierra Leone may be leveling off, but nearly 250 new cases were reported there last week and only one 14 of Sierra Leone’s districts has reached the WHO’s benchmark of being Ebola-free.

“The GSP is working with the Sierra Leone Police to distribute soap to health centers and communities in Bo, Sierra Leone’s second largest city,” said Ruggiero. “They are also educating the communities on the importance of hand washing and other protective measures.”

Proponents from Hampton and SpringHill encourage other hotels to participate in the project.

“Others can go to globalsoap.org and sign up. The only cost to the hotel is shipping, and that is minimal,” said Ruggiero. “What the GSP does is something so easy and changes lives around the world,” Spurgeon added.

 K Partners sells 20 hotels, eye more third-party management deals

K Partners Hotel Management sold off most of its hotel portfolio in August to a real estate investment trust for more than $230 million. Officials with the San Antonio-based company said the sale was prompted by the death of K Partners founder Walt Myers in November 2011.
While K Partners will now place a heavy emphasis on pursuing more third-party management contracts, the company is not exiting the hotel ownership and development business.
“When the owner passed away, his widow was not prepared to handle a portfolio of that size,” K Partners President and CEO Debbie Goeken said about the impact of Myers’ death. “She was ready to sell off anything that she was attached to.”
K Partners sold 20 hotels to the REIT. But it has retained four properties, and its CEO has not ruled out new hotel developments or acquisitions. K Partners owns real estate in San Antonio, California and Wyoming, where new projects could be developed. “We are looking at reinvesting some of the money in more development in San Antonio,” Goeken said.
K Partners is conducting feasibility studies for land it owns in the Alamo City and in Wyoming, she said. “We don’t want to get completely out of the development game because we have been so good at it,” said Shawn Kvernen, vice president of operations for K Partners.
“It makes good sense now to have a mixed portfolio with a high emphasis on third-party management,” said Mary Hill, senior vice president of sales and marketing for K Partners. However, she also believes the company has an opportunity to pursue more development and acquisition deals.
